Banglarbhumi Deed Search 2026: Deed-Wise Status & Lookup
Banglarbhumi does not store registered deeds (দলিল, dolil). What it offers is a deed-wise search: enter a deed number and year under Citizen Services → Mutation Status, and you see the mutation case filed on that deed. To find the deed itself, by party name, plot or deed number, use the Directorate of Registration and Stamp Revenue’s portal at wbregistration.gov.in. Searching the index on both portals is free.

Which portal do you need?
Two departments keep two different records. The Sub-Registrar’s office records the sale in a deed; the Block Land & Land Reforms Office (BL&LRO) records who owns the land in the khatian. Pick the portal by what you want to find.
| You want to | Go to | Search with |
|---|---|---|
| Track mutation on a deed you registered | Banglarbhumi → Mutation Status → Deed wise | Deed number and deed year |
| See every mutation case on a plot | Banglarbhumi → Mutation Plot Khatian Status | Plot or khatian number |
| Find a deed number you’ve lost | wbregistration → By Seller/Buyer/Party Name | Name, year, district of registration |
| See registered deals on a plot | wbregistration → Search By Transacted Property Details | Property location and year |
| Confirm a deed number someone gave you | wbregistration → Search by Deed no & Query No | Deed or query number and year |
| Check an old, pre-computer deed | wbregistration → Legacy Deed options | Name or property details |
Find the right number on your deed
Most failed searches start with the wrong number. Look for the registration endorsement, the Sub-Registrar’s certificate printed on the deed. It states the book, the registration office, the deed number and the year. Deeds about land, such as sale and gift deeds, go in Book I under Section 51 of the Registration Act, 1908.
- Number and year go together. Deed 1234 of 2019 and deed 1234 of 2020 are different deeds.
- Numbers repeat across offices. Each registration office numbers its own deeds, so note the office name too: the ADSR (Additional District Sub-Registrar) or DSR office.
- The query number is different. It belongs to the deed data entered online before registration, and it has its own year.
- Khatian and dag numbers are not deed numbers. They sit in the schedule of property and identify the land, not the deed.
How to do a deed-wise search on Banglarbhumi
- Open banglarbhumi.gov.in and sign in with your citizen account if the portal asks.
- Go to Citizen Services → Mutation Status.
- Choose Deed wise Search.
- Enter the deed number and deed year exactly as the endorsement shows them.
- Type the captcha and submit.
The result shows the mutation case number and date, the deed details, the applicant’s name and the case status. Once a hearing is fixed, its date and venue appear too. Note the case number: a case-wise search is quicker next time.
If nothing comes back, no mutation case is linked to that deed number and year. Either the application was never filed, or it was filed against different deed details. Our mutation guide covers how to apply and what each stage means.
Check other cases on the same land
A deed-wise search shows only your own case. To see whether someone else has a mutation running on the plot, use Mutation Plot Khatian Status and search by plot or khatian. 30 Days Notice Mutation Case lists cases still in their notice period, searchable by registration office or by plot and khatian. Buyers should run both before paying an advance.
How to find a deed on wbregistration.gov.in
Open wbregistration.gov.in and go to the citizen services page. The deed searches sit under Search of Registration Made (Index). Choose the one that matches what you have.
By deed number or query number
Select Search by Deed no & Query No, then enter the number and its year. This is the quickest way to test a deed someone shows you. If the office, date or party names on screen don’t match the paper in your hand, stop and ask why before you pay anything.
By seller, buyer or party name
Select By Seller/Buyer/Party Name. Enter the first name (required), the last name, the year of registration and the district where the deed was registered, then the security code. This search covers computerised deeds. Names in Bengali deeds are often spelt several ways in English, so try variants, such as Mondal and Mandal.
By property details
Select Search By Transacted Property Details. Choose the property’s district and police station, the local body or mouza, and the year. The result lists deeds registered on that property, which helps you trace who sold to whom.
Older deeds
Deeds from before computerisation have their own Legacy Deed versions of the name and property searches.
The index shows a deed’s details, not a copy you can submit. For a certified copy, apply at the registration office that holds the deed.
Match the deed to the khatian
A deed proves a sale was registered; the khatian shows whom the government records as owner. Check that the two agree.
- Open the deed’s schedule of property. Note the district, police station, mouza, JL number, khatian number, dag number, area and land class.
- If the dag is an old RS number, convert it to the current LR number with RS-LR Information.
- Search that LR plot on Know Your Property and compare the owner, share and area with the deed.
- If the khatian still shows the seller after you bought, run the deed-wise search above. No case means mutation hasn’t been filed.
- If the area or land class differs from the deed, raise it with the BL&LRO before mutation, not after.
Common deed search problems
| Problem | Likely reason | What to do |
|---|---|---|
| Deed-wise search shows nothing | No mutation case on that deed yet, or the wrong year entered | Recheck the year on the endorsement; if mutation was never filed, apply |
| Name search finds nothing | A spelling variant, or the wrong year or district of registration | Try other spellings, search by first name only, or try the next year |
| Old deed not found | It predates computerisation | Use the Legacy Deed searches, or visit the registration office |
| Deed number shows different parties | Wrong office, or a forged copy | Confirm the office name; pay no advance until it’s resolved |
| Deed found, but the khatian names someone else | Mutation pending, or a break in the chain of title | Check Mutation Plot Khatian Status, then ask the BL&LRO or a lawyer |
Frequently asked questions
Can I download my deed from Banglarbhumi?
No. Banglarbhumi holds khatian and plot records, not deeds. Deed details are on wbregistration.gov.in, and a certified copy comes from the registration office that registered the deed.
Can I search a deed by owner name?
Not on Banglarbhumi. On wbregistration.gov.in, use By Seller/Buyer/Party Name with the year and the district where the deed was registered.
Is a deed search result proof the land is clear?
No. It shows that a deed was registered, not that the land is free of loans or disputes. Get an encumbrance certificate and have a lawyer check the title before you buy.
